Why You Should Use a Buyers Agent!

It's important that you choose an experienced agent who is there for you. Your agent should be actively finding you potential homes, keeping you informed of the entire process, negotiating furiously on your behalf, and answering all of your questions with competence and speed.

First, find an agent who represents you and not the seller. This is beneficial during the negotiation process. If you are working with a buyer's agent, he or she is required not to tell the seller of your top choice. In addition, he or she is also focused on getting you the lowest asking price.

Also, when you use a buyer's agent, you will see more properties. Not only are they plugged into their Multiple Listing Service, but also they are actively finding homes that are listed as FSBO, or homes that sellers are thinking about listing.

One additional point is that if you are NOT working with a buyers agent, then you are essentially working with a professional that reps the Seller....and why would you want that?

Very good advice.  I don't think that most buyers fully understand nor is it explained to them completely about the duty a listing has to their seller and the potential conflict that it can cause if they are representing both sides of a transaction.  I am not a big proponent of being a dual agent.  Everything is ok as long as nothing goes wrong in the transaction.  But when it does, you better believe that fingers will be pointing everywhere. 

Absolutely love the Pocono Mountains.

Christine - I agree on your opinion of Dual Agency. Tenuous situation at the least. I try to avoid it if possible myself.

How True Rick! There is this silly thinking among some buyers that they will get a better deal working alone chasing diferent listing agents.

Just yesterday I was on Zillow  and an agent from SC gave such advice to  first time home buyer who complain she doesn't have luck with agents " go straight to the listing agent, it is not an international espinage, it is real estate , monkey with a telephone can do it, just use real estate lawyer"... I wonder if he was smoking something or...? he is 26 years in real estate. His advice was a straight road to distaster... real estate lawyer in AZ.. I would like to see a happy ending on this one..

Benefits of using buyer's agent are obvious for us, realtors. general public is still in the darkness with a "help" of such real estate "professionals".
