Well folks the New Year is now Officially upon us! Welcome to 2010. We hope that you are a whole lot better than your predecessor, 2009. With the New Year comes a lot of end of the year things. Music videos, songs, artists etc....Here in the Rain are the year end Real Estate Statistics and in my posts are the year end results for The Pocono area and in particular The Communities it is made up of! Well the numbers are in and here are the numbers and my summary of The Arrowhead Lakes Real Estate Market:

2008 - 90 Homes Sold - Average List Price was $147,700 - Average Sold Price was $140,708

2009 - 79 Homes Sold - Average List Price was $143,591 - Average Sold Price was $135,118

2008 - 4 Lakefronts Sold - Average Sold Price was $370,150

2009 - 6 Lakefronts Sold - Average Sold Price was $346,083

Keep in mind that these are average numbers only. Home values depend mostly on Age, Condition and Location. Despite all of the grim news you hear, the statistics indicate just a 2.5% decline in value from 2008 to 2009 for the non-lakefront properties and a lot of the newer properties stood firm or maybe saw a slight increase.

As far as the lakefronts go it all depends on who is doing the selling for you! In 2009, out of all 6 lakefronts that were sold, we at Pocono Mountain Lakes Realty Closed the highest priced Lakefront for the year. As us how we got $400,000 for a 1300 sq ft, 3 Bedroom and 1 Bathroom Lakefront Home built in 1964! Any Real Estate Firm can Give away a Lakefront Home just as quickly as they can Over Price it so be careful who you choose to market and sell your Arrowhead Lake Front Home.
